Who Sells the Most Homes in The Citrus, La Quinta? A Five-Year Look at the MLS Data

Who is the top-selling real estate agent in The Citrus in La Quinta?

David Gibson has represented the buyer, the seller, or both in 41 of the 162 homes sold in The Citrus since September 2021 — one in every four sales, and more than any other agent in the community.

That is not a slogan. It is a count, and the rest of this post shows the arithmetic behind it, along with the market data every Citrus owner should have before listing.

The Citrus market, by the numbers

The Citrus is a guard-gated community of custom and semi-custom homes woven through citrus groves and the Pete Dye-designed golf course at the La Quinta Resort & Club. The club dates to 1983, and homes that have traded in the last five years were built between 1990 and 2023, ranging from roughly 2,400 to nearly 8,000 square feet.

Across the five years ending August 31, 2026, the community recorded:

Metric

The Citrus, Sept 2021 – Aug 2026

Closed sales

162

Total sales volume

$249,864,980

Median sale price

$1,400,000

Median price per square foot

$461

HOA dues range

$386 – $930 per month

Annual volume has moved with the wider Coachella Valley cycle. Sales peaked at 42 in the twelve months ending August 2022, bottomed at 23 in the year ending August 2025, and recovered to 36 in the year ending August 2026 — while the median price held remarkably steady between $1.37 million and $1.44 million throughout. The Citrus, in other words, has traded volume rather than price. That is a meaningful distinction for any owner weighing whether to sell.

Who is actually selling homes in The Citrus

Three agents account for a substantial share of all activity in the community. Here is how the five years break down:

David Gibson leads The Citrus on every measure: total transactions, total sides, and — the number that matters most to sellers — listings taken. Homeowners in The Citrus have hired him to market their property more often than any other agent in the community.

He has also led the community in four of the last five twelve-month periods, and the most recent year was the strongest of them: 15 of the 36 Citrus homes sold between September 2025 and August 2026 involved David Gibson, or 41.7% of the entire community's transaction volume.

His Citrus sales range from $900,000 to $3,600,000, with an average of $1,565,444 — above the community median, reflecting a concentration in the larger custom homes and golf-frontage positions. He represented the buyer on 78785 Pina at $3,600,000, the highest-priced sale recorded in The Citrus in the last five years.

Methodology: All figures are drawn from the California Desert Association of Realtors MLS, filtered to closed residential sales in the Citrus subdivision of La Quinta with close dates between September 1, 2021 and August 31, 2026 — 162 transactions in total. Transactions count each sale once. Sides count listing and buyer representation separately, the standard industry measure. Figures are available on request.

What the data says about seller outcomes

Transaction count establishes who is active. It does not, on its own, establish who gets the better result. The more revealing numbers are these:

  • Homes listed by David Gibson close at a median 99.33% of their original asking price. Every other listing in The Citrus over the same period closed at a median 98.31%.
  • His listings sell at a median $471 per square foot, against $460 for the rest of the community.

On a home asking $1.4 million, that gap between 99.33% and 98.31% is roughly $14,000 that stays with the seller.

There is a trade-off attached, and it is worth stating plainly. Homes listed by David Gibson spend a median 28.5 days on market, against 25.5 days for other Citrus listings — about three days longer. That is deliberate. The strategy is to prepare the property properly, price it to the comparable set rather than to a hoped-for number, and hold position through the first weeks rather than discounting into the first soft offer. It costs a few days. It returns a percentage point of the sale price.

Sellers who need the fastest possible close should know that. Sellers optimizing for net proceeds should find the trade obvious.

Why community-level specialization matters in La Quinta

La Quinta's country club communities do not behave like a single market, and they do not behave like the Coachella Valley average. A three-bedroom on the Dunes course in The Citrus and a comparable home in PGA West or Rancho La Quinta carry different membership structures, different HOA obligations, different buyer pools, and different price-per-foot ceilings. An agent pricing from citywide averages will miss in one direction or the other.

Concentration produces three practical advantages:

  • Pricing precision. Having handled 41 transactions inside one community over five years — including 34 listings — means pricing against a lived comparable set rather than a search result.
  • A standing buyer pool. Buyers who want The Citrus specifically tend to circulate through the agents who work it, often before a home reaches the market.
  • Property preparation that pays. David Gibson has personally overseen the preparation and renovation of more than 40 homes ahead of listing, with typical budgets in the $40,000–$50,000 range. The list-to-sale figures above are, in large part, a product of that work happening before the photographs are taken.

David Gibson's broader La Quinta and Coachella Valley record

Beyond The Citrus, David Gibson's career record across the Coachella Valley stands at 90 transactions totaling $126,524,100, at an average sale price of $1,405,823. He closed 28 homes in the twelve months ending August 2026. The majority of his business sits between $1 million and $4 million, concentrated in La Quinta's golf and country club communities — The Citrus, Mountain View Country Club, PGA West, Rancho La Quinta, Tradition, Andalusia, The Hideaway, and The Quarry — with additional work in Indian Wells and across the greater valley.

Palm Springs Life named him a Top Individual Agent in its 2026 Coachella Valley Top Realtors feature, a category verified against MLS data and public records for calendar year 2025.

He also lives in The Citrus. That is not a credential, but it is the reason the market knowledge is current rather than researched.
