Who Is the Top Realtor in The Citrus Club, La Quinta?

David Gibson of Equity Union is the top-selling agent in The Citrus Club in La Quinta. From September 2023 through August 2026, he handled 47 transaction sides across the community's 87 closed sales. The next two agents handled 9 each, so the gap is more than five to one. The figures come from closed-sale data in the CDAR MLS.

A "side" is one listing or one buyer representation in a sale. Representing both ends of a deal counts as two sides. I live in The Citrus, and I would rather you test this claim than take my word for it. Below are the numbers, the definitions, the places where the data is less flattering, and a way to check any agent yourself.

Key takeaways

  • Most deals: 47 sides in The Citrus from September 2023 to August 2026, against 9 for each of the next two agents.
  • Most volume: $68.6M in side volume, against $16.9M for the next agent, out of $134.4M in total Citrus sales.
  • Both sides of the market: 25 listings sold against 8 for the next listing agent, and 22 buyer sides against 4 for the next buyer agent.
  • Share of the community: on one or both sides of 28 of 87 Citrus sales (32%) over three years, and 15 of 36 (42%) in the 12 months through August 2026.
  • Price results: my Citrus listings averaged 97.9% of final list price over three years, against 96.8% for other agents' Citrus listings.
  • Limits: the #1 claim covers The Citrus only, not all of La Quinta.

How should you measure the top Realtor in The Citrus Club?

The top Realtor in The Citrus Club is the agent with the most closed Citrus sales over a stated period, backed by MLS records anyone can check. "Top producer" with no date range, no community and no source is a slogan, not an answer.

I use three tests, each with a date window:

  1. Deal count: how many Citrus sides did the agent close? This shows who sellers and buyers in the community actually hire.
  2. Dollar volume: how much Citrus real estate did those sides represent?
  3. Price results: how close to list price did the agent's Citrus listings sell?

The window here is September 2023 through August 2026, with a second cut for the trailing 12 months through August 2026. Both come from closed-sale data in the CDAR MLS. Living in the community gives an agent familiarity with the gate, the HOA and the street-by-street differences. It does not replace closed sales.

What do the numbers show?

I was the #1 agent in The Citrus by sides and by volume, and the #1 listing agent and #1 buyer agent, from September 2023 through August 2026. The community had 87 closed sales worth $134.4M in that period.

The last row matters because it does not depend on how sides are counted. A side is one end of one sale, so an agent with 9 sides was on no more than 9 sales. I was on 28.

Over the trailing 12 months (closings September 2025 through August 2026), The Citrus had 36 closed sales. I was on one or both sides of 15 of them (42%), with 25 sides against 9 for the next agent. Across my whole career in the community since 2022, I have closed 40 Citrus sales totaling $62.8M. They ranged from $900,000 to $3,600,000, with a median of $1,417,500.

Do my Citrus listings sell closer to asking price?

Yes, on price. Here are my Citrus listings compared with every other agent's Citrus listings over the same periods (listing side only):

The original-list-price row is the harder test, because it counts every price cut against the agent. Across all of my Citrus listings since 2022, 48% sold at or above list price. From September 2024 through August 2026, none of my Citrus listings expired or was withdrawn. In the same period, 14 Citrus listings held by other agents expired.

What do these numbers not show?

A ranking is only worth trusting if its limits are stated. These are mine:

  • Dual representation inflates side counts. When I represent both the buyer and the seller, the sale counts as two sides. That is why I also show the share-of-sales figure, which counts each sale once.
  • The #1 claim is about The Citrus, not all of La Quinta. Across the whole city over the trailing 12 months, I am tied for second by sides, with 34 sides out of 1,029 closed La Quinta sales. Citywide numbers include condominiums and the Cove, so they are a different market.
  • The data has an end date. Closings run through August 2026, and rankings depend on how the MLS records agent names.

How can you verify any Citrus Club agent yourself?

Ask for evidence, not adjectives. Use the same five checks on me and on anyone else you interview:

  1. License: look up the agent on the California Department of Real Estate's public license lookup. It takes a couple of minutes. My license number is 02147778.
  2. A dated list of closings: ask for the agent's Citrus Club listing and buyer sides over a defined window, such as the last 12 months, with the MLS detail behind each one.
  3. Address-level comparables: ask which recent Citrus sales the agent would use for your home and how each is adjusted for views, golf-course position, lot, floor plan, upgrades, pool and spa, furnishings and HOA dues.
  4. Results against asking price: ask for sale price as a percentage of both original and final list price, not just "sold over asking" stories.
  5. Recent Citrus clients: speak to one or two people who bought or sold in the community in the last year.

A citywide La Quinta average cannot price a Citrus home, because the city blends resort, golf, condominium and luxury property into one number. If an agent quotes you a figure without Citrus comparables, keep interviewing.

Preparation also changes what the comparables say. I have prepared more than 40 homes for sale, and I oversee every stage myself: paint, flooring, landscaping, lighting, staging and photography. Two homes with similar numbers on paper can present very differently once the preparation is right.
